In July, the
Costa Rican government announced the plans to construct a
new international airport in Valle del Sierpe. President
Oscar Arias, the Public Works Minister and the President of
the Southern Zone Regional Development Board all signed
documents in July to permit the construction of the airport.
The first stage of construction includes an 1800 meter
runway to accommodate airplanes carrying up to 50
passengers. The second stage includes equipping the airport
to handle larger 737-style aircraft. The airport will be
about 45 minutes north of Golfito and Villa Ives Kena.
With the new
airport and the additional developments, real estate prices
in the South Pacific region of Costa Rica will appreciate
significantly. Work has also started on the new marina and
waterfront condos at Bahia Escondido. Waterfront condos are
selling for $500,000-$1,000,000 each. This development will
draw wealthy boaters and sport fishermen to the area and
transform Golfito from a small port town into a new
destination for tourists and expatriates.
There are
more than 40 developments in various stages of completion in
the Central Pacific. This is the busiest development area in

sizes are available, and what are the prices of the lots?
Currently, all of the lots on this website are being sold
well below the developer’s retail prices.
2)
What are approximate building costs in Villa Ives Kena?
You
can build a house in the area for around $50.00 a square
foot. So if you build a 3000 square foot house like the
ones we talked about earlier, your cost will be $150,000.
Once you’ve included a lot price of around $40,000, you
will have $190,000 in the game.
3)When will infrastructure be installed?
The
developer, Paradigma, has committed to have all
infrastructure in place within 48 months (they are
targeting to have it ready in 2-3 years). The development
is over 1000 acres. Infrastructure includes roads, water,
electricity, and a sewage plant. Paradigma will commence
infrastructure with estimated time of completion of 48
months, allowing one year for owner to sell the lot under
the current loan agreement.
4)What is the time frame for building, and what types of
buildings are permitted?
There are
no time frames for building on this lot. In 3-4 years,
Paradigma will have house styles for people to choose
from, but information on the specific styles is not yet
available. Building costs run approximately $50-$70 per sq
ft. The lots are designated for single family homes.
5)
How do I purchase a lot?
If you
would like to proceed with the purchase of a home site in
