In July, the Costa Rican government announced the plans to construct a new international airport in Valle del Sierpe. President Oscar Arias, the Public Works Minister and the President of the Southern Zone Regional Development Board all signed documents in July to permit the construction of the airport. The first stage of construction includes an 1800 meter runway to accommodate airplanes carrying up to 50 passengers. The second stage includes equipping the airport to handle larger 737-style aircraft. The airport will be about 45 minutes north of Golfito and Villa Ives Kena.

With the new airport and the additional developments, real estate prices in the South Pacific region of Costa Rica will appreciate significantly. Work has also started on the new marina and waterfront condos at Bahia Escondido. Waterfront condos are selling for $500,000-$1,000,000 each. This development will draw wealthy boaters and sport fishermen to the area and transform Golfito from a small port town into a new destination for tourists and expatriates.

There are more than 40 developments in various stages of completion in the Central Pacific. This is the busiest development area in Costa Rica. Property values have INCREASED BY 50-100% in 2006 alone.

Construction has started on the new highway between the Central Pacific Coast and the international airport in San Jose. The developments are in various stages of completion with Paradigma leading the pack with 14 projects in the Central Pacific.

Because of the aforementioned growth, real estate in Costa Rica has appreciated between 20-50% annually for the last ten years. The areas experiencing the most growth and development are in the North and Central Pacific because of the close proximities to the international airports in Liberia San Jose.

As the Costa Rican government has promoted tourism and expanded the capacity of the airports, real estate demand has increased. In September of 2007, Costa Rica even signed an open trade agreement with the United States!

The secret is out about Golfito!

Golfito is the type of town that reminds many buyers of the picturesque fishing villages in Greece, Italy and Sardinia. Golfito combines the best qualities of those quaint towns with the Western culture necessities such as grocery stores, pharmacies, internet cafes, video stores, discos, bars, restaurants and resorts. There is also a small hospital, a university and an airport with regular airline service from Sansa airlines.

Golfito is bordered by the protected Corcovado rainforest, which is ripe for eco-tourist activity. With breathtaking flora and fauna, nature lovers can spend endless hours hiking through the forest’s many trails.

The biggest attraction to Golfito, however, is its waterfront settings and activities.  Golfito, which sits on a large bay with natural protection from the Pacific Ocean, has approved the development of a 214-slip marina that will accommodate up to 220-foot vessels. And with the construction of this marina will come wealthy individuals and their large boats and yachts. Their money will in turn be invested into the community. Can you say BOOMTOWN?

Pavones, a beach near Golfito, possesses another tourist attraction as well. With the world’s second largest surf break, Pavones enables surfers to ride one wave continuously for over 3 minutes, which in surfing terms equates to “The Endless Wave.”  Since surfing attracts wealth, the Golfito area should be rewarded handsomely. (If you need proof of surfing’s effect on an area’s economy and real estate market, just ask the mayor of Hanalei, Hawaii about what role great surfing played in the city’s monumental property price increases.)

Finally, let's not forget that just off the coast is Canyo Island, where you’ll find world-class snorkelling and scuba diving.

It’s time you visit and see for yourself.
Once you arrive, you may never want to go home!

No matter which avenue you prefer, make sure you don't delay any further because these sites are selling out fast!

1)What lot sizes are available, and what are the prices of the lots?

Currently, all of the lots on this website are being sold well below the developer’s retail prices.

2) What are approximate building costs in Villa Ives Kena?

You can build a house in the area for around $50.00 a square foot.  So if you build a 3000 square foot house like the ones we talked about earlier, your cost will be $150,000. Once you’ve included a lot price of around $40,000, you will have $190,000 in the game.

3)When will infrastructure be installed?

The developer, Paradigma, has committed to have all infrastructure in place within 48 months (they are targeting to have it ready in 2-3 years). The development is over 1000 acres. Infrastructure includes roads, water, electricity, and a sewage plant. Paradigma will commence infrastructure with estimated time of completion of 48 months, allowing one year for owner to sell the lot under the current loan agreement.

4)What is the time frame for building, and what types of buildings are permitted?

There are no time frames for building on this lot. In 3-4 years, Paradigma will have house styles for people to choose from, but information on the specific styles is not yet available. Building costs run approximately $50-$70 per sq ft. The lots are designated for single family homes.

5) How do I purchase a lot?

If you would like to proceed with the purchase of a home site in the next few weeks, please contact us directly. We will e-mail the forms to you. There is a reservation agreement that needs to be completed, signed and returned. The deposit is sent to the developer, who in turn produces the formal contract to purchase, the promissory note for remainder of money and the CC&Rs (Covenants, Conditions, and Restrictions) that explain the rules in the community. As of  December 1st, 2007, all buyers will be able to interactively select and reserve their respective home sites through this Web site.

6) How do I resell a lot?

All purchase contracts are assignable, so you can resell your site at any time. Because of our impressive discounts, many buyers have already used this option successfully. There is a developer transfer fee of $300.

7) I heard you had premium lots. Where do I find them?

All premium lots (best views, golf course lots, etc) are available to the public. Because of the significant savings over the developer prices, we respectfully request that all potential buyers e-mail us for more info.
