OWNER FINANCE

The Owner of The Cove at Camaronal will finance a portion of the purchase price of eligible Lots sold to qualified Purchasers. The financing will be offered by Camaronal Development Group II, LLC. A summary of the Seller Financing is described below.

	Seller financing is offered to qualified Purchasers. Qualified Purchasers are those buyers that can personally finance the payment of a minimum of thirty (30%) percent of the purchase price of an eligible lot and all closing costs.
	The maximum amount of available Seller financing will be seventy (70%) of the purchase price.
	Seller financing is offered at an interest rate of nine (9%) percent, using a fifteen (15) year amortization. Purchaser shall fully pay the balance of the outstanding financing within three (3) years, or Purchaser’s refinancing or financing of the purchase of the Lot or any construction that requires a first mortgage as security, or if Purchaser sells the Lot.
	The Purchaser’s obligations will be secured by a first mortgage and the Purchaser’s pledge of the title to the Lot. For those Lots owned by a Sociedad Anonima, the Purchaser shall also pledge one hundred (100%) percent of the shares in the Sociedad Anonima owning the Lot. (A deed re-conveying the property from the Purchaser to Seller or transferring the shares to Seller shall be held in escrow by the Seller).
	Beach front Lots and condominium units are not eligible for Seller financing.

A more detailed package will be provided to the Purchaser at the time of execution of an Agreement of Sale.
